Manhattanville Factory District Takes Shape - Gavin Brown, Studio Museum Harlem, Plowshares Coffee Roasters

Cushman & Wakefield has been busy transforming the southern end of West Harlem in the Manhattanville Factory District demonstrating their growing business interest and commitment to West Harlem. The information below describes several recent deals and new buildings in the area. The company has leased over 50,000 square in the district, leading to an influx of tenants from a wide range of industries, including biotech, arts, medical care and wholesale specialty food and beverage manufacturers.

 

At The Malt House, 439 West 127th Street:

  • Gavin Brown Enterprises: world-renowned art gallery opened a newly-constructed gallery at 439 West 127th Street.  Brown curates shows of new and established artists and sponsors shows around the world including in London, Singapore, Los Angeles, Miami, Zurich and Vienna in 2018 alone.  https://gavinbrown.biz/home
  • Approximately 30,000 RSF – New Lease
  • About the building: The Malt House is 185,000 square foot project offers large floors plus several outdoor areas totaling an additional 25,000 square feet. The building’s main entry doubles as a Belgian block walkway to a new retail-lined outdoor courtyard, a unique amenity for tenants, other nearby commercial users and the larger West Harlem community. The building offers users a combination of dramatic old brewery interiors featuring cast iron columns, brick vaulted ceilings and multi-story spaces, with state-of-the-art new construction. 

 

At The Sweets Building, 423-429 West 127th Street:

  • Studio Museum Harlem: opened art studios for the museum’s artists-in-residence, art gallery and administrative/executive offices. https://www.studiomuseum.org/
  • Approximately 5,000 RSF – New Lease
  • About the building: The Sweets Building is a 50,000 rentable square foot building created by combining two distinct buildings through a central lobby and elevator core, rehabilitating obsolete structures into a 21st-century hub of activity.

 

At 1351 Amsterdam Avenue

  • Plowshares Coffee Roasters: a boutique wholesale coffee roaster serving Brooklyn, Manhattan, and the greater New York metropolitan area. They source the best specialty grade coffees and roast them fresh and to perfection for cafes, restaurants and offices and multi-roaster cafes and espresso bars.  With its first café location at Broadway and 104th Street, Plowshares will open a café and coffee roasting facility, moving its roasting equipment from the Ramapo Valley to Harlem.
  • Approximately 1,800 SF (retail lease) – New Lease
  • About the building: 1351 Amsterdam Avenue is a 7,000 square foot two-story L-shaped building fronting both Amsterdam Avenue and West 126th Street. It offers high ceilings, large storefronts, and multiple drive-in bays, including one drive-in ramp with direct access to the second floor.

 

In addition to these buildings, the factory district also includes the upcoming 450 West 126th Street, a 350,000-square-foot mixed-use building Cushman & Wakefield is marketing at the former site of the Taystee Bakery Complex.
